Rent is due on the 1st of the month and is considered late at midnight on the 4th of the month, when late fees will begin to post.
At Inspire Homes Bonds Ranch, you will be auto-enrolled in the Liability Program unless you provide and meet the requirements for personal Renter’s Insurance. The Liability Program is only $19.95 per month. The liability waiver program is not a renter’s insurance policy, and personal property will not be covered. If you choose to provide your own renter’s insurance, you must have at least $100,000 in personal liability coverage and upload your Declaration Page to the Foxen site for verification.
What's Included
Water and sewer will be on in the unit and stay under the company name for service. Every home has an individual meter and will be charged monthly for their units usage.

Leasing Process
Apply online by clicking the Apply Now button, select your desired floorplan, move in date and lease term. Complete the online application and add additional applicants or guarantors (if applicable). Once an application is completed, a background, credit and employment screening will take place which tends to take 72 hr or 3 business days. Our team will follow up with you by phone and by email with the next steps.
$50 application fee per person over the age of 18 and $150 admin fee paid once by the primary applicant.
No, all documents are to be reviewed and signed electronically.
Living at Inspire Bonds Ranch
Online through the resident portal for payments on or before the 4th of the month. If paying after the 4th, payments must be made in office using certified funds.
Water, sewer and community gas will be paid with rent at the beginning of the month. Electricity service provider will be selected by resident.
Inspire homes offers door-to-door trash services Sunday through Thursday. No Valet Service on Fridays and Saturdays but we have dumpsters throughout the property should you need to take out your own trash. The valet bins are provided by the property.
Maintenance requests can be submitted online via the Resident Portal app.
Put in a work order through the resident portal app and Call the maintenance emergency line (Office Number and follow prompts).
Gather room: 7am-10pm; Fitness Center: 24/7; Pool: 10am-10pm.
Yes, limit 2 per household.

Yes, there is a transfer fee of $500 and a 60 day notice will need to be provided.
Touch the fob to the sensor located at the door or entryway you are attempting to gain access and it should beep and unlock but pushing or pulling the handle.
Mail from USPS will be delivered to the mailbox located by the Clubhouse/ Office. All other services will deliver to your doorstep.

Yes, an early termination fee equal to 2 months of rent is required to be paid no later than 10 days following the submission of a Notice to Vacate. Residents must still fulfill a 60-day notice in addition to the payment of the fee.
Yes, all uncovered parking is free and available on a first come- first serve basis. Garages are also available to rent for a monthly fee of $150 the remainder of the lease term.
